/ 01 Real estate marketing

How Indian home buyersdecide

Enquiries are easy to buy in real estate, but the sale is won or lost at the site visit. PromotEdge plans each launch around the site visit, starting with the positioning, for developers of residential, commercial, plotted and township projects.

We judge it on cost per site visit and cost per booking.

A home is the largest purchase most Indian families make, so the decision is slow and several people have a say. Home-loan eligibility often sets the budget.

The site visit is where the sale is won or lost. Buyers judge the approach road, the sample flat, the amenities and the sales team's answers.

Digital rarely closes a sale alone. So we plan press and outdoor advertising, digital and on-ground work as one programme, with one set of numbers. Our job is to impress your customers, not you.

Every ad must follow the real estate law (RERA), and no ad runs until the project is registered. Brokers can see our page for real estate agents. Makers of the lights, fans and appliances that fill new homes can read electricals and appliances.

A strategist has a free 30-minute call with you, by phone or WhatsApp. You get a one-page plan, and a written quote follows within 2 working days of the call. Nothing starts until you approve it.

We take on a limited number of projects and will tell you honestly if yours is a fit.

Where real estatebudgets leak

“We get hundreds of leads a week, and hardly anyone visits the site.”

Cheap leads fill the CRM (the software that tracks every enquiry), but few visit. Our real estate digital marketing is judged on cost per site visit.

This is mine

“Our team calls back the next day. By then the buyer has booked elsewhere.”

CRM and automation routes each chat to a named person. AI sends the first reply.

This is mine

“Launch week was loud. Three months later the project went quiet.”

The construction months need visits too. We plan always-on search ads, retargeting (ads that follow people who visited your site), construction updates and a referral scheme.

This is mine

“We're not sure what we can say before RERA registration comes through.”

Meanwhile our brand strategy team can prepare positioning, creative, website and partner material. Advertising the project for sale waits until it is registered with the state RERA authority.

Where to start,in this order

StepWhat we doWhy it matters in real estate
Start: strategyPosition the project against nearby ones. Set a media plan and a budget per phase, worked back from bookings.Buyers compare three or four projects in an area.
Next: digitalReal estate lead generation on Google and Meta, and project landing pages with RERA details. Real estate SEO services (search engine optimisation) for locality searches. Most buyers start online, and cost per site visit can be improved weekly.
Then: advertising and eventsLaunch-day print, hoardings on your buyers' routes, 3D walkthroughs and property expos that bring families to the site.Press, roads and site visits make a project feel real.
By phasePre-launch: collect names of interested buyers (expression of interest). Launch: full weight. Construction: always-on search and updates. Last flats: ads for units left. Handover: referrals and reviews. Each phase has its own number to judge it by.

Plots and townships follow the same phases over longer. Gudi Padwa, Poila Baisakh, Akshaya Tritiya, Navratri, Durga Puja and Dhanteras shape each city's calendar. The monsoon slows site visits.

/ 05 Cost

What real estate marketing costs

We don't publish a price list. We build the budget backwards from the bookings you need. We use your visit-to-booking rate, lead-to-visit rate and local cost per site visit.

What affects the cost

  • Project size, price band and unsold inventory
  • City and local competition
  • Launch print and outdoor weight
  • Digital spend, films and CRM setup

How we quote

  1. We discuss your project and unsold inventory
  2. We study your visit-to-booking rate and competitors
  3. A written quote follows within 2 working days, by phase, each cost on its own line

What you get in the quote

  • The phase plan and expected bookings
  • Launch print and outdoor
  • Digital work on search and Meta
  • Films, walkthroughs, events and CRM

How it is billed

Way of workingWhen it fits
Launch campaign feeStrategy, creative, media plan and setup; timeline confirmed in the quote
Monthly retainerConstruction months and last flats: digital, content, CRM and reporting; minimum 3 months, 30 days' notice
Media and production at actualsPrint, outdoor, portals, ad spend and films, every rate shown

Most of the money goes into pre-launch and launch. A steady amount is held back for later months.

Every client and project is different. The cost depends on the effort it takes, so we price after the first call.

AI for real estate:where it helps today.

Real business problems, from sales to back office, each with a plain AI fix. A person stays in charge of every step.

sales

Many buyers call or chat after work hours, and demand can rise faster than a sales team can reply.

The AI fix A voice or WhatsApp assistant contacts leads who enquired, asks budget, location and home type, and offers a site-visit slot. A sales manager takes over every interested buyer.

customer service

Home buyers complain about late possession, quality, missing amenities and weak after-sales service, and customer care needs a clear record of each complaint.

The real estate market in depth

Market size and trend

In July to September 2026, about 1 lakh homes were sold in India's seven big cities. That is 3% more than a year before. About 6.3 lakh homes stood unsold, 12% more. So buyers have many projects to compare.

Source: ANAROCK Research, quoted by Business Today, 29 September 2026

How buyers decide

A family looks at three or four projects near work or school, after a search or a friend's word. Loan eligibility sets the budget. The site visit decides. They drop out when the price is vague, the handover date feels shaky, or the RERA registration number is missing.

What buyers expect

In their words: "Is the builder reliable? Is the project registered? Will I get the keys on time? Can I see a sample flat?" Few say it aloud, but they judge how the sales team answers and whether prices match across ads. They also judge how fast someone replies on WhatsApp.

How developers here sell

Direct sales: your own team and site office. Channel partners: brokers who bring buyers for a fee, and the RERA Act asks them to register. Portals: sites that sell you leads. Brokers work like dealers, so building materials shares the problem of who gets the credit. See our page for real estate agents and our business models guide.

Where it is heading, and AI today and next

RERA now covers about 1.5 lakh projects and 1 lakh agents. Knight Frank and NAREDCO say the next step is the same rules in every state, faster approvals and more digital checks. AI today: the first reply on WhatsApp, site-visit booking, and duplicate enquiries merged. AI next: assistants that shortlist projects after a short chat. AI cannot promise a handover date. See AI automation systems.

Project launch campaigns

A launch starts on registration day, not brochure day. Under Section 3(1) of the RERA Act, no promoter may advertise or book a project before the state RERA authority registers it. Each phase needs its own number. Build the name, big idea and creative in private till then. Week 0 is the day the number arrives. Teasers and a partner meet follow in weeks 1 and 2. The site launch is in week 3, then print, outdoor and radio. Every ad shows the number and the authority's website. Count visits and bookings each day to week 8.

People, bodies and stories

Associations and bodies

CREDAI calls itself the apex body of private developers, with 13,000+ developers in 230 city chapters. NAREDCO (the National Real Estate Development Council) was set up in 1998 under the housing ministry. MahaRERA and WBRERA are the state authorities where buyers check a project's number in Maharashtra and West Bengal.

People who scaled the category

Prestige Group began in Bengaluru in 1986 with an office project, Prestige Court. Irfan Razack is its Chairman and Managing Director. Pirojsha Godrej chairs Godrej Properties, which sold 15,302 homes worth ₹29,444 crore in FY2024-25. That was its eighth year in a row of higher bookings.

A brand journey worth knowing: Sobha

PNC Menon built a name for quality on big construction jobs in the Gulf. In 1995 he started Sobha in India, with construction, interiors and quality checks in its own hands.

His son Ravi Menon joined in 2004. He says the early years went into making the promised quality visible on site. Most customers came through referrals. Building in-house helped Sobha reach over 10 cities.

What you can do, and how we would deliver

What you can do, and what is not ours

You can do a lot yourself: register early, keep one price sheet and give the sales team the same answers. Ask each visitor how they heard of you. Legal sign-off, land and approvals are not ours. We take the creative, the digital work and the follow-up.

How we would deliver, and why each step

First, positioning and a plan worked back from bookings, because buyers compare three or four projects. Second, the RERA number on every piece, because the law asks for it. Third, a landing page and ads, then WhatsApp follow-up in a CRM, because slow replies lose buyers. Last, count visits and bookings by source. Rima Shaw, our Senior Account Manager, is your day-to-day contact and sends the weekly reports. Shivanand Mishra, our Digital Marketing Lead, runs the SEO audits, lead generation and the reporting.

Commercial real estate

Our view: owners and investors buy offices and shops, and brokers bring many of the deals. They want a clear floor plan and a handover date. One rule: the RERA Act, 2016 counts an office, shop or showroom as an apartment. So a promoter may not advertise or sell such units before the project is registered. A broker briefing, a virtual tour and a page for each building work well. Deal papers and valuation are not ours.

Source: RERA Act, 2016, sections 2(e) and 3(1), as published by Haryana RERA, read 11 October 2026

Residential developers

Our view: a family buys a home once or twice in life. It visits several sites and checks the developer's past work. Sales run through direct teams and channel partners. A Knight Frank report, citing the housing ministry, counts about 1.5 lakh projects registered under RERA by July 2025. One rule: RERA section 11(3) says the promoter must give the buyer the sanctioned plans and specifications at booking. A site-visit booking page and honest progress photos work well. Approvals and construction are not ours.

The basics

For real estate developers

  • RERA number on every ad and postRERA Act, 2016, section 11(2): number and authority website, shown prominently.
  • Project brochure with RERA detailsNumber, authority website, and 'artist's impression' on every render.
  • Site hoardingSame number and website. Sanctioned plans on display at the site (section 11(3)).
  • Sample flatIt must match what you will build. RERA Act, 2016, section 12.

  • Channel-partner kitApproved creatives, price sheet and each partner's RERA agent number.
  • Project website with floor plansRERA number, authority link, floor plans and a quick enquiry form.
  • Site-visit registerOne visitor record, with 'how did you hear of us?' asked at the desk.

RERA rules on real estate advertising

No advertising, booking or sale before the state RERA authority registers the project.

Every ad (Section 11, Real Estate (Regulation and Development) Act, 2016). Show the registration number and the authority's website address. Do it on every ad, brochure, hoarding, landing page, portal listing and social post.

In Maharashtra, MahaRERA has also required a QR code next to the number since 1 August 2023, as reported. Check your state's current orders.

False claims (Section 12). A buyer who pays an advance on false ad information can claim compensation. The buyer can also withdraw with a refund and interest. Label renders as artist's impressions.

Who must register. Projects on more than 500 square metres of land, or with more than eight apartments, generally do, and so do channel partners. Selling an unregistered project can attract a penalty of up to 10% of its estimated cost.

In West Bengal the authority is WBRERA, the West Bengal Real Estate Regulatory Authority.

ASCI and consumer law. The Advertising Standards Council of India (ASCI) code and the 2022 Central Consumer Protection Authority guidelines apply. 'Fastest-selling' needs proof, and paid influencer posts must be disclosed.

State rules differ, so your legal team or RERA consultant signs off every piece. This is general guidance, not legal advice.

In 2024-25, ASCI said realty made up 24.9% of the cases it took up, second only to offshore betting. Source: ASCI Annual Complaints Report 2024-25, press release of 28 May 2025.

AI for the back office

operations

In Maharashtra, many projects do not say whom a buyer should contact with a complaint after the project is sold.

The AI fix One complaint log (WhatsApp and web form) sorts each complaint by type, routes it to the right officer and tracks days open. The officer decides every case.

A 2021 research count found lakhs of older homes stalled or heavily delayed in top cities, with funding problems and court cases among the reasons.

Straight answers.

  • Plan backwards from the bookings you need. Advertise only after state RERA registration. Run three phases: pre-launch, launch and steady work through construction. Judge cost per site visit and per booking, not clicks. Only a site visit tells you that a real buyer is interested enough to come.

  • Build a project landing page with RERA details and floor plans. Run Google search ads on locality searches, plus Meta ads aimed at your area. Judge spend on site visits, not clicks. See our digital marketing for real estate page for how the pieces fit together.

  • Build trust between the first ad and the site visit with construction updates, sample-flat walkthroughs and resident stories. Every post carries the RERA number. Our social media marketing team plans posts and ads together. So what buyers see on the feed matches what they hear on the call.

  • No single type works alone. We start with a landing page and search ads, then Meta ads, quick follow-up, print and hoardings, and on-ground events. Digital alone is rarely enough for a high-value purchase. See how we plan print and outdoor work for a project.

  • A real estate marketing agency plans and runs the marketing that sells a developer's projects, from positioning to lead follow-up. A careful one checks every ad against RERA. It reports cost per site visit and per booking, so you can see what each rupee of marketing brought in.

  • We don't publish a price list, because no two projects need the same plan. A written quote follows within 2 working days of the first call, by phase, each cost on its own line. That way you can compare it with other quotes and see what each phase costs you.

  • Ask every agency, including us: Can we see real estate launches you ran? Do you judge results on site visits, not leads? Who checks RERA details on every ad? Will ad accounts be in our name? Will senior people work on our account?

  • Yes. We work across India, including Kolkata, Mumbai, Delhi NCR, Bangalore, Pune and Hyderabad. Our servicing team is based in cities across India. It meets you in your city at least once every three months. It works from your site when a launch needs it.
