/ 01 Real estate digital marketing agency

From the first adto the booking form.

A cheap lead can turn into an expensive site visit, and only the booking pays the developer. PromotEdge runs digital marketing for real estate developers: project microsites, Google and Meta lead campaigns and site-visit booking.

Then we hand each lead to your sales team or call centre within minutes, so you pay less for every visit and every booking.

Nobody books a flat from an ad. The sale happens at the site, so we judge digital marketing on cost per site visit and cost per booking, not cost per lead.

Under RERA (the Real Estate (Regulation and Development) Act, 2016), an advertisement means one issued "through any medium". A Meta form, a reel, a WhatsApp broadcast and a microsite can all count, and each must show the RERA number and the authority's website address.

Our real estate marketing page covers the rest. This is general guidance, not legal advice. For brokers, see lead generation and real estate agents.

The basics

11 items

For real estate developers

7 items
  • RERA number and authority website on every adRERA Act, 2016, section 11(2). Put both on the microsite and every ad.
  • Project microsite with a lead formFloor plans, a location map, one clear form and a Call button.
  • A consent line on every lead formDPDP Act, 2023, section 6(1): consent must be free, specific and informed.
  • Ad accounts and lead data in your nameGood practice: you keep them if you change agency.
  • Call and WhatsApp trackingKnow which ad each enquiry came from.
  • CRM stages and a call-back ruleFrom new to booked, with who calls and how fast.
  • Channel-partner ad rules in writingAgree who may use the project name in ads.

/ 04 What usually gets in the way

What gets in the wayand the way through.

“Should our ads go to the microsite or to Meta's instant form?”

Test both in your Meta ads. Instant forms are cheap but often weak, and a microsite brings fewer, better leads.

“Our call centre calls every lead, but sales says nobody is ready to visit.”

End every good call with a visit slot, using a script we write with your sales head. Our CRM (one place that tracks every lead) sends a WhatsApp reminder the day before.

“Search clicks for our locality cost a lot, and many come from brokers.”

Split your Google search campaigns by project name, locality, flat size and price band. Then block search words that bring brokers, renters and job seekers.

“We want NRI buyers in the US and the UK, but half the targeting options are missing.”

Let the ad itself find the buyer, since Meta and Google limit housing-ad targeting in the US and Canada. We write NRI ads around paperwork and video site visits.

“Families visit the site, say they will think about it, and go quiet.”

Make "visited" a CRM stage with a next step and a date. A thank-you goes that evening, then the price sheet, from the same sales person.

/ 05 How we work

Five steps, from booking maths to monthly review.

  1. 01

    1. Work out the booking maths

We start with your unsold flats, price and past visit-to-booking rate, then set a target cost per site visit.

  2. 02

    2. Build tracking, the CRM and the microsite

Every call, form and WhatsApp chat is tracked. The CRM gets stages from new to booked. The microsite shows the RERA number and the authority's website on every page.

  3. 03

    3. After RERA registration, warm the audience

Section 3 of the Act bars advertising a project before it is registered. Then location films and sample-flat videos run on YouTube, Facebook and Instagram, and retargeting begins.

  4. 04

    4. Launch, then hand over fast

Google search ads and Meta ads run with portal listings. New leads reach your sales team within minutes, and a WhatsApp reminder goes before each visit.

  5. 05

    5. Report every month

We show cost per lead, site visit and booking, by source. Through conversion tracking, bookings go back to Google and Meta so they find more buyers like yours. We confirm the timeline in the quote.

Tell us what’s not working. We’ll send you an honest one-page growth plan, free.

Meta and Google limit housing ads in some countries. India's data law needs clear consent.

Digital marketing for real estate in depth

The rules that matter

Where ads reach the US, Canada or Europe, Meta fixes ages, gives no gender choice and bans lookalike audiences for housing ads. Google bars age, gender and ZIP code targeting for housing in the US and Canada. India's data law asks for consent that is "free, specific, informed, unconditional and unambiguous".

How buyers decide

Our view: a family hears of a project from friends or a broker. They search its name on Google, check the RERA number and reviews, then enquire on a form or WhatsApp. Many see more than one project first. They drop out when nobody calls back soon.

What you can do, and what is not ours

You can decide who calls, how fast, and what "visit booked" means. Keep the ad accounts and the lead data in your company's name. Price, location and building pace are yours. We cannot sell your flats, because the booking happens at the site and in your sales office.

How we would deliver, and why each step

Booking maths first, because it sets what a lead may cost. Tracking and the CRM before ads, because untracked ads teach nothing. Ads after registration, because the Act bars them before. A monthly report by source, so we cut what brings leads but no visits.

Bodies to know

ASCI: an independent, voluntary self-regulatory body that takes complaints about advertising, so its code matters to every ad you run.

CREDAI: calls itself the apex body of private real estate developers, with chapters in 20 states.

NAREDCO: set up in 1998 under the housing ministry.

/ 06 Cost

What affects the cost of real estate digital marketing.

We don't publish a price list. After a free 30-minute strategist call, we quote against a written scope. Ad spend, portal fees and software are billed at actuals.

What affects the cost

  • How many projects, and flats left to sell
  • Launch only, or launch with sustenance
  • Channels: search, Meta, YouTube, portals, NRI markets

How we quote

  1. A free 30-minute call on your project and past visit-to-booking rate
  2. We review your leads, ad accounts, microsite and call-centre process
  3. A written quote follows within 2 working days. Nothing starts until you approve it

What you get in the quote

  • Phases with dates: pre-launch, launch, sustenance
  • Microsite, videos, CRM set-up and call tracking
  • RERA checks on every ad, and the monthly report

How it is billed

Way of workingWhen it fits
Launch feePre-launch and launch for a fixed scope. We confirm the timeline in the quote
Monthly retainerSustenance work. Minimum 3 months, 30 days' notice to stop

Ask every agency: is the target cost per site visit, or only cost per lead? A low quote that counts only leads often costs more per booking.

/ 07 What happens next

What happensafter you ask.

For projects we think we can help, this is how it goes.

  1. 01

    A strategist calls you

In one working day: a 30-minute call with one of our strategists about your business and what is not working.

  2. 02

    You get a 1-page plan

A short, honest plan: what to fix first and what we would do. It is free.

  3. 03

A quote, if you want one

If you want to go ahead, we send a quote within 2 working days.

We confirm the timeline in the quote. Contracts start at 3 months, with 30 days' notice to stop.

Think creative. Act on numbers.

Developers launching or selling a project

Tell us what's not working. We'll show you where the site visits leak.

Or leave your number. A strategist calls you in one working day.

We use these details only to call you back. Privacy notice.

Straight answers.

  • It means finding property buyers online and turning enquiries into site visits and bookings. For a developer it covers a project microsite, Google search ads, Meta lead forms, YouTube videos and portal listings. Tracking and a CRM carry each lead to your sales team. We pick the mix by where your buyers look.

  • We don't publish a price list, because every project is different. Our fee depends on the phases, the channels, the microsite and videos, and the CRM work. Ad spend depends on the bookings you need. A written quote follows within 2 working days of the first call, and ad spend is shown apart from our fee.

  • Partly. A WhatsApp flow or an AI chatbot can ask budget, flat size and timeline, offer visit slots and send reminders. But a family spending lakhs or crores wants to talk to a person before the visit. So we automate the questions and reminders, and keep a human call.

  • No, nobody honest can before testing your project and market. We promise a target cost per site visit, a test period and a monthly report showing what each rupee brought, good or bad. Leads usually start soon after launch, once tracking works. We confirm the timeline in the quote.

  • We won't call ourselves the right choice for everyone. Ask every agency, including us, four questions. Do they report cost per site visit and cost per booking? Have they worked on real estate before? Will the people in the meeting run your account? Are fees and ad spend shown separately?
