For builders and plot marketers. The printed and on-site pieces a project needs, and the order to make them in.
A strategist calls you in one working day.

Marketing materials for builders are the printed, on-site and phone pieces that carry a project to a buyer. They are the brochure, floor-plan sheets, site board, hoarding, flyers, standees, sales-office kit and a WhatsApp PDF.
Make the brochure and plan sheets first, because every other piece copies them. PromotEdge designs and plans the set. A printer prints it.
Real estate marketing materials fail in small ways. The brochure shows one area and the agreement another. The site board has a different logo. Planning the set once, from one master file, avoids most of this.
RERA is the Real Estate (Regulation and Development) Act, 2016. A project must be registered before it is advertised, and the advertisement must show the registration number. Design can start early. Showing anything to buyers waits for the number. The launch rules in short are on our real estate marketing page.
We design and plan, and we write the brief for the printer and the board makers. They print and build, billed separately. If you sell building materials to builders, see building materials.
Our beliefWe look at your business first. Marketing comes second.
The usual order for a new project.
| Days | What we do | What you get | What to check |
|---|---|---|---|
| 1 to 10 | We collect the sanctioned plans and carpet areas. We agree the name, the one-line pitch and the list of pieces, and note when the registration number is due. | A one-page content sheet and a list of pieces | Do the areas match the registration papers? |
| 11 to 25 | We design the master layout and the project brochure, with one sheet for each flat type. | Brochure draft, floor-plan sheets, price-sheet template | Is every render marked as an illustration? |
| 26 to 40 | We design the site board, the hoarding, flyers, standees and the sales-office wall. We brief the walkthrough. | Print-ready files for the site-side pieces | Can the board be read from the road? |
| 41 to 50 | We make the WhatsApp PDF. Proofs come from the printer and vendors, and your lawyer or RERA consultant reads each piece. | Proofs, a signed-off set, and a short change list | Does the QR code scan from the printed proof? |
| 51 to 60 | The printer prints and the vendors install. We hand over the files and a one-page guide for the sales team. | The folder of final files, with version dates | Is one person in charge of each piece? |
If the registration number comes late, nothing goes out until it arrives. Keep the number in one text box.
Deeper reading if you want the research behind the plan.
A checklist for each piece.
| Piece | What the buyer needs on it | What to check before print |
|---|---|---|
| Project brochure | Name, map, flat types with carpet area, amenities, past projects, RERA number and website | Carpet areas match the registration. Renders are marked as illustrations. A QR code, where your state asks for one, scans from the proof. |
| Floor-plan sheet | One flat type, room sizes, carpet area, balcony and terrace area shown apart | Matches the sanctioned plan. |
| Site board | Project and company name, RERA number and website, one phone number | Pin a full-size print on a wall and read it from the road. |
| Hoarding | One image, one line, one contact, the number and website in readable type | Ask the vendor for the city permission and the structure papers. |
| Flyer or standee | One offer or fact, the site address, the number and website | Same flat details as the brochure. Readable from three metres. |
| Sales-office price sheet | Flat type, carpet area, floor, rate basis, payment plan, date of the sheet | One version only. Old copies removed the day a new one starts. |
| WhatsApp PDF | Cover, six to eight pages, number and website on page one | Opens fast on a basic phone. Has a version date. |

MahaRERA Order 46/2023 of 29 May 2023 asks for a QR code beside the registration number and the website address on each project advertisement published after 1 August 2023. It must scan with software. The order lists press advertisements; printed flyers, brochures, catalogues, leaflets and prospectuses; standees at project sites and sales offices; project websites; social media advertisements; and any other advertisement that can carry a code. Order 46C/2025 of 8 April 2025 records codes in the wrong shape and place, and numbers in small, light type. A Pune order of 27 March 2025 fined a promoter ₹10,000 for a website advertisement with no code.

The state authority's guidelines say the number and the RERA REGISTERED details must appear on any advertisement, and a copy of the brochure or pamphlet is to be submitted to the Authority. The page has no date, and its display guide is an image we could not read.

The West Bengal authority lists an advertisement order dated 25 July 2024. Its file did not open for us, so we have not read it. LiveLaw reported on 21 March 2024 that an earlier order asks for the number and website at the top right, in type at least one third the size of the project name. Read the current order before you print. For Kolkata work, see brochure design in Kolkata.

Ask these before you sign a scope.
| Ask | Whom | Why |
|---|---|---|
| Who owns the renders and photos, in writing? | Designer | An assignment is valid only in writing, signed. With no period stated, the law reads five years. |
| Can I see a colour proof on the real paper? | Printer | Screen colours and printed colours differ. |
| What is the smallest run, and the rate for a second run? | Printer | A small first run protects you if the flat mix changes. |
| Who checks the final proof? | Both | One person signs off the number, the QR code and the carpet areas. |

“We printed a full run of brochures, and then the flat mix changed.”
Print a small first run. Keep prices and availability on a loose sheet. Our brochure design keeps the fixed facts in the book.
“The brochure shows one area, and the agreement shows another.”
The Act defines carpet area and asks for it at registration. Print it for every flat type, and label any other measure. Check each number against the sanctioned plan.
“The registration number sits in small grey type at the bottom.”
MahaRERA has recorded this problem. Use dark, readable type for the number, and scan the QR code from a printed proof.
“The site board and the brochure spell the project name differently, and the logo too.”
One master file feeds every piece. Our brand guide holds the logo, colours, fonts and the exact wording of the name.
“Our sales office has a model and a plastic folder.”
Plan the room as a set: a floor-plan wall, a price sheet, a standee, a 3D walkthrough on a screen and a folder to take home.
“Channel partners forward a heavy PDF, and it is last month's version.”
Make one light WhatsApp brochure with a version date. Partners forward only that.
“Our designer drew the renders and still keeps the files.”
Ask for a signed written transfer in the scope, with the period and territory named.
No price list. These things move the number.
We don't publish a price list. We quote after a first call, against a written scope. Printing and hoarding structures are paid to others, billed separately.
| Way of working | When it fits |
|---|---|
| Materials set | Brochure, plan sheets and site-side pieces |
| Add-ons | Walkthrough and photo shoot, scoped separately |
You can start with the brochure and the plan sheets.
The Act is wide, and states add orders. We read both before design starts.
What counts as an advertisement. Section 2(b) covers any document issued as an advertisement through any medium, and names notices, circulars, other documents and publicity in any form about a project. A flyer, a standee, a site board and a WhatsApp PDF are all inside it.
Carpet area. Section 2(k) defines it as the net usable floor area of a flat. It leaves out the external walls, service shafts and the exclusive balcony and open terrace, and it counts the inside partition walls. Section 4(2)(h) lists each flat type's carpet area among the papers filed for registration.
Plans and penalties. Once sanctioned plans and specifications are shown to a person who agrees to take a flat, section 14(2) limits changes without that person's consent. Section 61 allows a penalty of up to five per cent of the estimated project cost for other breaches, as the Authority decides.
General guidance, not legal advice. Read the current Act and your state's orders, and have your lawyer read every piece before print.

“Hi, my name is Hitesh Malhotra. I'm working in FIVB. We are working with PromoteEdge (with Team Sayantan).I would like to give you a brief detail. So when we started this project, we had a good discussion with them. And personally, I feel PromotEdge is kind of a one stop solution for us. So basically, they provided us the whole storyboarding regarding the digital assets and how we can use those with our ambassadors programme. They helped us a lot to structurize the whole concept from our side. So in fact, there were a lot of great ideas they provided, guiding us...what we should do and what we should not do in this regard. And the best part was that they were very clear from there, from the whole blueprint. So they understood our request from the proposal and then accordingly they executed it.”

GibaBrazilian Former Volleyball PlayerSportsThey are the pieces a builder uses to sell a project: brochure, floor-plan sheets, site board, hoarding, flyers, standees, a price sheet and a WhatsApp PDF. Each must show the registration details, and all should come from one master file.
At the start, a brochure, a floor-plan sheet for each flat type and a price sheet. Then a site board, a hoarding, flyers and standees. The sales office needs a plan wall and a folder to take home. Add a light WhatsApp PDF for partners and distant buyers.
Make the brochure and the floor-plan sheets first. Every other piece copies their names, areas and renders, so a late change there changes every board and flyer. Then design the site-side pieces, and the WhatsApp PDF last, from the approved brochure.
Section 11(2) of the Act asks an advertisement or prospectus to show the authority's website address and the project's registration number prominently. A state can add more. Read your state authority's orders and have your lawyer check each piece before it is printed.
In Maharashtra, MahaRERA Order 46/2023 asks for a QR code beside the registration number on project advertisements, including brochures, flyers and standees. Other states may differ. Check your state authority's current orders, and scan the code from a printed proof before you print the full run.
It depends on how many pieces you need, how many flat types there are, whether new renders or a walkthrough are made, and the print run and paper. We don't publish a price list. A written quote follows within 2 working days of the first call.
Our usual plan runs 60 days from the first call to final files and installed pieces. The brochure and plan sheets come in the first 25 days. Legal reads, proofs and printing take the last weeks, so start them early.
Unless a signed written agreement says otherwise, the designer usually keeps the copyright. Under the Copyright Act, 1957, an assignment must be in writing; with no period stated it runs five years, and with no territory, India. Ask for a signed transfer.
Ongoing monthly work has a 3-month minimum. After that you can stop with 30 days' notice. A project has a clear end, and we confirm its timeline in the quote. The smallest first step, a free 30-minute call and a one-page plan, commits you to nothing.
Before work starts, we agree in writing who your main contact is, how often you meet, and who signs off each piece of work. The person who plans your campaign talks to the person who designs it every day. The seniors you meet at the first call are the people who run your work.
