“Many of our Meta leads have wrong numbers, or never pick up.”
Switch Meta to its Higher intent form, which adds a review screen so people confirm their details. On landing pages, check each number with a one-time password (OTP).

Fewer junk leads, faster call-backs, and a lower cost per site visit.
A strategist calls you in one working day.
Families fill in forms for several projects in one evening, and book a site visit with whoever calls back first. PromotEdge runs real estate lead generation for developers and brokers.
We run Google and Meta lead campaigns, filter out fake and repeat enquiries, and get real buyers to your callers within minutes.
People enquire in batches. A family fills in forms for several projects on a Sunday evening, and books a visit with whoever calls back first and gives a reason to come.
Under the Real Estate (Regulation and Development) Act, 2016 (RERA), Section 3 bars advertising a project before it is registered. So lead ads start after registration, with the registration number and the authority's website address on each (Section 11). This is general guidance, not legal advice.
We judge leads on cost per site visit and cost per booking. Microsites and video are on our digital marketing for real estate page. Launch planning is on our real estate marketing page.

“Our callers ring the same buyer three times in one day.”
Match leads by phone number in your CRM (customer relationship management: one place for every lead) and merge them. One caller owns each buyer.
“Leads come in at 9 p.m. on Saturday. Our call centre opens Monday.”
Send an instant WhatsApp reply with visit slots, and keep a duty caller for late leads. An AI chatbot can ask the first three questions.
“Visits get booked, but many families never turn up.”
Confirm the slot on WhatsApp with the map pin and the name of the person they will meet, and remind them that morning. We report the show-up rate.
“Our agency's report shows leads, never how many families visited.”
Bring each lead's CRM stage back into the report, so every campaign is read by site visits. The weekly report builds itself from the CRM.

We agree what a qualified lead means for this project, the CRM stages, the lost reasons and a target cost per site visit.
The phone number is the key, so repeats merge. Every lead carries its source. Numbers that fail checks never reach your callers.
A lead form inside Meta or Google, and a fast landing page with an OTP check, run side by side for two to three weeks. The lower cost per site visit wins.
Leads reach the CRM and the duty caller's phone together. If nobody calls in the agreed time, a manager gets an alert.
Through conversion tracking, CRM stages go back to Meta and Google, so they find more buyers like yours. Meta's guide asks for at least 200 leads a month. A weekly report shows site visits and bookings by source.
Tell us what’s not working. We’ll send you an honest one-page growth plan, free.
No ads before RERA registration. Promotional calls need registered 140-series numbers. Meta needs 200 leads a month to learn from site visits.
Under RERA, Section 3 bars advertising before registration, and Section 11(2) asks each advertisement to show the registration number. TRAI, the telecom regulator, says promotional calls must use 140xx numbers, and the sender must register with telecom providers first. Customers can block them by sector.

Our view: a family fills in several forms in one evening, and picks the project whose caller rings first and gives a clear reason to visit. They drop out when the caller asks everything again, or when the call comes two days later.
You can write down what a qualified buyer looks like, agree a call-back time with your callers, and keep the CRM clean. The sales conversation, the price and the site visit are yours. We cannot make a family buy. We can bring more of the right ones to your door.
We start with a lead sheet, because sales and marketing then judge the same thing. We merge repeats, because one buyer should get one call. We send site visits back to Meta and Google, because Meta's guide asks for at least 200 leads a month and a stage reached within 28 days.

Priyam GhoseContent CreatorMostly from five sources. Google search ads on your project name, locality and flat size catch people already looking. Meta lead forms and click-to-WhatsApp ads reach people before they search. Portals bring buyers who are comparing. Channel partners and referrals bring their own. We pick the mix by cost per site visit, not by habit.
We don't publish a price list, because two projects rarely need the same set-up. Our fee depends on the projects, channels, CRM work and call-centre support. Ad spend depends on the site visits you need. We quote with ad spend on its own line, and a written quote follows within 2 working days of the first call.
As a planning guide, leads start soon after launch, once tracking works. Site visits follow. A steady cost per site visit takes rounds of testing forms, filters and call scripts. We can't guarantee a number of visits before testing your project, and nobody honest can. We confirm the timeline in the quote.
Under RERA, no ads before registration, and every ad shows the registration number and the authority's website address. India's Digital Personal Data Protection Act, 2023 wants consent that is free, specific and informed. TRAI says promotional calls must use registered 140-series numbers. This is general guidance, not legal advice.
Yes, in a smaller form. A broker does well with one locality, a Google Business Profile and a WhatsApp number answered within minutes. As a channel partner, use the developer's approved ads and register each buyer before the visit. The RERA Act also asks every agent to register. See our page for real estate agents and brokers.
