/ 01 Social media marketing for real estate

Buyers watch a project for months.Give them something true to watch.

A family may follow a project for a year before they book, and all that time they are checking whether the building is really going up. PromotEdge runs social media marketing for real estate developers and brokers.

We run your posts and ads on Instagram, Facebook, YouTube and WhatsApp, so that more of your followers book a site visit.

A fresh video from the site every month answers the one question buyers have: is the building really going up? Organic posts build that trust. Paid ads on Facebook, Instagram and YouTube find new buyers near the project. We judge both on site visits.

Every post carries your RERA registration number and the authority's website address, on the image or video itself. Section 11(2) of the RERA Act asks for both in an advertisement. This is general guidance, not legal advice.

The basics

11 items

For real estate developers

6 items
  • RERA number and authority website on every postRERA Act, 2016, section 11(2). We put both on the image or video.
  • A clear label on every paid creator postASCI influencer guidelines, 2023: an upfront label such as Ad or Sponsored.
  • An opt-in list for WhatsApp messagesWhatsApp Business Messaging Policy: message only people who gave opt-in permission.
  • A monthly site-progress shootGood practice: the same camera spots each month, so change shows.
  • Written permission from buyers in videosGood practice: name, face, flat, where it runs and for how long.
  • Page and ad accounts in your nameGood practice: your company owns them, not the agency.

We start with logic and your numbers, not with ideas we happen to like.
What we believe at PromotEdge
/ 04 What usually gets in the way

What gets in the wayand the way through.

“Our page is all renders and festival posts. Nobody comments.”

Film the site monthly from the same camera spots, so the change shows. Our video production work turns each shoot into a reel.

“Our reels get thousands of views, but nobody nearby enquires.”

Post about the place: the school run, the station at rush hour. Put money behind those posts only around the project, through Meta ads.

“People ask "price?" in the comments and wait three days.”

Reply within working hours, share the price band privately and offer a visit slot. Online reputation management covers reviews.

“Our ads for Indians living abroad have almost no targeting left.”

Plan around Meta's housing rules for the US, Canada and Europe: ages 18 to 65 and over, all genders, no lookalike audiences.

“We message every number we have on WhatsApp, and people block us.”

Start a WhatsApp Channel for site updates. Send offers and visit reminders only to leads who agreed, as WhatsApp's business policy asks. See WhatsApp marketing.

Seeing your own page in one of these? Tell us which, and we'll tell you what to film first. Tell us which one

/ 05 How we work

From the RERA checkto the site-visit count.

  1. 01

Week 1: the RERA check and an audit

We collect your registration number and the authority's website address, then audit what you post and how fast you reply.

  2. 02

Week 2: five kinds of posts

Progress, place, home, people (buyers, with written permission) and track record. Every month mixes all five.

  3. 03

Every month: one shoot day on site

One day gives a month of posts. Before the flats are ready, a 3D walkthrough fills the gap. Our in-house team shoots, with partner agencies if needed.

  4. 04

Paid and replies: back what works

Posts people save and share become ads on Facebook and Instagram, each ending in a short form or a WhatsApp chat. Comments and messages are checked through the day.

  5. 05

Creators, and the monthly site-visit count

Paid creators label their posts, and we check each label through our influencer marketing. Every ad link carries a tag that shows where a visit came from. Your CRM (customer relationship management software) stores it, and the report shows site visits.

Tell us what’s not working. We’ll send you an honest one-page growth plan, free.

A project post is an advertisement under RERA, and a paid creator post needs a clear label. Both rules are about what the post shows.

Social media for real estate in depth

The rules that matter

RERA counts anything issued "through any medium" as an advertisement, so a post can count. Section 11(2) asks it to show the authority's website address and the registration number. The Advertising Standards Council of India (ASCI) influencer guidelines add that a paid or gifted post needs an upfront label. The advertiser and the creator are both responsible.

Advertising Standards Council of India, Guidelines for Influencer Advertising in Digital Media, addendum dated 17 Aug 2023, read 10 Oct 2026 (https://www.ascionline.in/wp-content/uploads/2023/08/GUIDELINES-FOR-INFLUENCER-ADVERTISING-IN-DIGITAL-MEDIA.pdf)

How buyers decide

Our view: buyers follow a project quietly for months. They watch the progress videos, read the comments, then call the sales desk or ask a friend who bought. They drop out when questions go unanswered, or when the site looks different from the render.

What you can do, and what is not ours

You can share phone clips from your site engineer, approve a month's posts in one sitting and keep the page and ad accounts in your company's name. Meta and WhatsApp set their own rules, and we cannot change them. Your sales team still takes the calls.

How we would deliver, and why each step

We check the RERA details first, because every post must carry them. We film the site monthly from the same spots, because visible change is the proof. We reply within working hours, because slow answers lose buyers. We count site visits, because likes do not pay.

Bodies to know

ASCI: calls itself an independent, voluntary self-regulatory organisation for fair and honest ads. Its influencer guidelines are above.

CREDAI: calls itself the apex body of private real estate developers in India, set up in 1999.

/ 06 Cost

What affects the cost of social media for real estate.

We don't publish a price list. We quote against a written scope. Ad spend and WhatsApp messaging charges are billed at actuals, on accounts in your company's name.

What affects the cost

  • Projects and phases. Two at launch need more than one in sustenance.
  • Shoot days. How many site shoots a month.
  • Platforms. Instagram and Facebook only, or YouTube and LinkedIn too.
  • Reply hours. Working hours only, or evenings and weekends.

How we quote

  1. A free 30-minute strategist call on your project
  2. We look at your posts, then send a one-page plan
  3. A written quote follows within 2 working days. Nothing starts until you approve it

What you get in the quote

  • Posts and videos each month, with shoot days
  • Reply hours for comments and messages
  • The monthly report: site visits from social media

How it is billed

Way of workingWhen it fits
Monthly retainerPosts, shoots, replies and reporting (minimum 3 months, 30 days' notice to stop)
Launch burstExtra shoots and reply hours for the launch weeks (timeline confirmed in the quote)
/ 07 What happens next

What happensafter you ask.

For projects we think we can help, this is how it goes.

  1. 01

    A strategist calls you

In one working day: a 30-minute call with one of our strategists about your business and what is not working.

  2. 02

    You get a 1-page plan

A short, honest plan: what to fix first and what we would do. It is free.

  3. 03

A quote, if you want one

If you want to go ahead, we send a quote within 2 working days.

We confirm the timeline in the quote. Contracts start at 3 months, with 30 days' notice to stop.

Straight answers.

  • Start with proof, not posters. Once the project is registered with RERA, post a site-progress video every month, with clips of the sample flat. Every post carries the RERA details. Boost what works to people around the site, reply within hours and count site visits.

  • Mostly short video: monthly progress reels from the same camera spots, sample-flat clips showing real room sizes, and locality reels about the commute and schools. Carousels suit floor plans. Keep festival greetings to a few a year. For offices and shops, LinkedIn often matters more.

  • A post that tells people about a project can count as an advertisement. The RERA Act covers publicity "through any medium", and Section 11(2) asks for the registration number and the authority's website address, shown prominently. We put both on the image or video. This is general guidance, not legal advice.

  • Yes. The Advertising Standards Council of India (ASCI) asks for a label whenever there is a material connection with the developer: money, free products, gifts or trips. The label must be upfront, not buried in hashtags. Developer and creator are both responsible. This is general guidance, not legal advice.

  • We don't publish a price list. The cost depends on the number of projects, shoot days, platforms and reply hours. Ad spend is separate and paid at actuals. A written quote follows within 2 working days of the first call. We confirm the timeline in the quote.

  • We won't claim to be right for every developer. Ask anyone you meet, including us: Who films your site every month? Do they know the RERA rules for posts? Who replies on a Sunday? Will the pages and ad accounts stay in your company's name? Does the report count site visits?
