A buyer who finds you on a portal belongs to the portal, and one who searches your name belongs to you. For real estate agents, brokers and channel partners, PromotEdge sets up your Google profile, listings, video tours and WhatsApp follow-up.
So more buyers call you directly, and more site visits end in a closing.
You sell trust in yourself before you sell any flat. Before buyers call, many search your name, read your Google reviews and scroll your Instagram. If they find nothing, they call the next broker.
The Real Estate (Regulation and Development) Act, 2016 (RERA) covers anyone paid to introduce buyers and sellers "through any medium". So an Instagram page that finds buyers for a commission can count. This is general guidance, not legal advice.
RERA asks agents to register and to quote their number in every sale. It also bars misleading statements.
Real estate agent marketing in depth
The rules that matter
Under RERA, Section 9 says no agent shall help sell in a registered project without registering. One registration covers the whole state or union territory, and the number must be quoted in every sale. Section 10 bars misleading statements, and Section 62 allows a penalty of up to 5% of the property's cost.

How buyers decide
Our view: a buyer asks a friend, searches your name, reads your reviews, then asks for your RERA number before calling. Many compare two or three brokers first. They drop out when your profile shows nothing, or when answers come slowly.
What you can do, and what is not ours
You can register with your state authority, quote the number in every sale, and keep each developer's written go-ahead. The commission terms and the developer's brand are not ours. We cannot make an owner or a developer give you a mandate.
How we would deliver, and why each step
We start with one area, one property type and one kind of buyer, because a small test shows what pays. We count site visits and closings, because leads alone mislead. We run it for six to eight weeks, then add the next area.
Bodies to know
MahaRERA: the Maharashtra authority, where buyers search registered projects and agents.
NAREDCO: a self-regulatory body set up in 1998 under the housing ministry.
CREDAI: calls itself the apex body of private real estate developers, whose projects many agents sell.

/ 05 What usually gets in the way
What gets in the wayand the way through.
“Portal leads cost us every month, and the buyer has called four other brokers.”
Track each portal to closing for two or three months and keep the ones whose commission beats their cost. Spend the savings on your Google profile, listings website and referrals.
“We're a channel partner. Can we run ads with the developer's logo?”
Only with the developer's written go-ahead, using its approved creatives. Section 10 of the Act bars an agent from claiming an affiliation they don't have.
“Our WhatsApp broadcasts go to thousands of numbers, and people block us.”
Ask for the yes at the first enquiry, because WhatsApp's policy allows messages only to people who agreed. Then WhatsApp marketing sends each buyer only listings that fit.
“Every enquiry sits on some agent's own phone. When that agent leaves, the buyer list leaves.”
Put enquiries in one shared CRM (one place for every buyer).

Who counts as an agent. RERA Section 2(zm) names "property dealers, brokers, middlemen by whatever name called", and anyone paid to introduce buyers and sellers "through any medium".
Google and WhatsApp. Google lists real estate agents as individual practitioners and bars extra words in a business name. WhatsApp allows messages only to people who opted in, and bars posing as another business.
General guidance, not legal advice. Your RERA consultant should check the points that differ by state.

Usually five things. A Google Business Profile with steady reviews, a listings website and short video tours. WhatsApp follow-up with people who opted in, and a CRM that counts closings. Ads come once these work. Online marketing for realtors means the same.
From the same sources as anywhere in India, in a different mix. Referrals and people searching your area on Google cost the least. Portals and developers' channel-partner programmes bring volume. Ads work for specific projects. We judge every source by closings.
If you help sell plots or flats in a registered project sold by a promoter, Section 9 asks you to register first, and to quote the number in every sale. The Act's definition covers introducing buyers "through any medium", so online work counts. Resale-only work may depend on your state's rules. This is general guidance, not legal advice.
We don't sell fixed marketing packages for real estate agents, or publish a price list. The cost depends on your agents, areas, listings and video each month, and any channel-partner campaigns. Ad spend and portal fees are separate, at actuals. A written quote follows within 2 working days of the first call.
A fixed Google profile and quick WhatsApp replies can bring more calls within weeks. Reviews and local search build over time, and search engine optimisation results usually come in 3 to 6 months. Closings follow your usual deal time. So we set a site-visit target first. We confirm the timeline in the quote.
