Sell the homebefore it stands.

Buyers book homes they can picture, and a floor plan alone rarely lets them. PromotEdge makes 3D walkthroughs for developers from the architect's drawings, so buyers book site visits early.

Here is what we usually see: a launch weeks away, a site still a pit and buyers staring at a plan. The film then feeds the launch, the site office, the website and digital ads for real estate.

RERA, the 2016 real estate law, asks a registered project's ads to carry its number and not to promise more than the approved plans. We build from approved drawings and label every item an artist's impression. See real estate marketing. The same method shows a planned healthcare campus or an industrial plant to investors before it is built; for machines, see 3D animation.

/ 03 What usually gets in the way

What usually gets in the way,and the way through.

“Buyers at the site office stare at the plan and can't picture the flat.”

A sample flat walkthrough shows rooms at real scale, with furniture, daylight and the view.

“Our launch is in two months, and the site is still a pit.”

Built from approved drawings, the walkthrough is ready for the launch event, the website and the first ads.

“Buyers in other cities and abroad won't fly in to see a sample flat.”

A website walkthrough plus a short WhatsApp version lets them see it from home.

“Channel partners pitch our project with blurry phone photos of the brochure.”

Every broker gets the same clean video and stills, with the RERA details on the end frame.

“The clubhouse is our best selling point, and the brochure doesn't do it justice.”

An amenity sequence walks buyers through the pool, gym and party hall the way a resident would.

“A rival's walkthrough looks like a video game, and buyers say so.”

We check materials, real-world light and believable people on still frames before the full film is rendered.

/ 04 How it is made

Drawings tolaunch-day film.

A typical timeline for a project with two or three tower types, the main amenities and one sample flat. Townships take longer.

  1. 01

    Week 1: drawings and brief

Approved drawings, elevations, landscaping, interiors, finishes and the amenity list. The sooner they are final, the sooner the film is ready.

  2. 02

    Weeks 1-3: modelling

Towers, site and surroundings built in 3D, then checked by your architect for heights and setbacks.

  3. 03

    Weeks 2-3: camera path

A rough fly-through timed to music. You approve the route and length before detail is added.

  4. 04

    Weeks 3-5: materials and light

Finishes, plants, water, people and cars are added. Key frames are approved as stills first.

  5. 05

    Weeks 5-7: render and edit

The full film, edited to music, with titles, voice-over and RERA details.

  6. 06

    Weeks 7-8: versions and stills

Short cuts, vertical edits and print-resolution stills.

How we deliver it, and why

How your business model changes the plan

A premium developer needs the clubhouse and finishes to justify the price. A developer selling through channel partners needs a clean pack for every broker. Buyers living abroad need a website walkthrough more than a site office does.

  1. Build only from approved drawings. RERA ads must not promise what the approved plans leave out. A list of what is approved and what is pending.
  2. Have your architect check the model. A wrong height or setback is cheap to fix before detail. A signed-off model.
  3. Approve the camera route early. Changing it after lighting costs days of render time. A rough fly-through.
  4. Judge realism on stills. A still is quicker to fix than a film. Key frames to approve.
  5. Cut once, use many times. One model feeds film, stills and ads. Short cuts, vertical edits and stills.

AI in 3D walkthroughs: today and next

Today

D5 Render describes itself as real-time photorealism and interactive presentation. Google says Veo 3.1 makes video from text, with clips of about 8 seconds.

We would use such tools for mood clips and quick looks. We would not use them for the sale film. AI can invent a feature the approved plan does not have, and a RERA ad cannot.

Next

Our view: real-time tools will make changes faster, and drawings will still be the source. Want us to look at where AI could save time on your launch?

/ 05 Cost

What a 3D walkthroughcosts.

Walkthroughs are quoted per project, from the drawings. One strong exterior sequence, the main amenities and one sample flat usually carry the sale, and stills can cover the rest.

What affects the cost

  • Site size, and the number of towers or tower types
  • Number of amenities shown in detail
  • Number of interiors and sample flats
  • Film length and number of camera moves
  • Realism: gardens, water, people, cars, and day, dusk or night versions
  • Drawing changes after modelling has started

How we quote

  1. You share the architect's drawings, the brochure and the launch date
  2. We list the towers, amenities and flats to show, and what stays out
  3. We plan film length and camera moves from the drawings
  4. You get a quote within 2 working days: modelling, film, stills and short cuts apart

What you get in the quote

  • Modelling of towers, amenities and gardens from your drawings
  • Interiors for the sample flat types in the scope
  • Camera plan and the walkthrough film
  • Stills and 360-degree views if you ask for them
  • A clear price for changes if drawings change after approval

If the architect's drawings change after approval, the model must change too, and we quote that before doing it.

Straight answers.

  • It depends on site size, tower types, amenities, interiors and realism. One building with a lobby costs far less than a township with a clubhouse and three flat types. We do not publish a price list; we quote against a written scope listing the areas shown.

  • Six to eight weeks is typical for a housing project with the main amenities and one sample flat. Sharing final approved drawings at the start is the surest way to stay on schedule. We confirm the timeline in the quote.

  • Approved architectural drawings and elevations, landscaping and interior plans, the finishes and amenity lists, site photos and the project's brand guidelines. If a drawing is still changing, tell us early, so we build the part that is final first, and we agree how later changes are charged.

  • Yes. Under the Real Estate (Regulation and Development) Act, 2016, a registered project's ads show its RERA number and the authority's website. They must not show anything the approved plans leave out. Some states add rules. This is general guidance, not legal advice.

  • A walkthrough is a film made from a project's drawings, with a route we choose. A 360-degree tour lets the viewer turn around at fixed points. Projects often use the film for ads and the tour on the website, so the two do different jobs and work well together.

  • It helps, but measure it. Use it in ads and WhatsApp follow-ups, and track enquiries, site visits booked and cost per visit each month. If numbers don't move, the problem may be the offer or the follow-up, and we'll say so.

  • The film can't, but stills from the same model can, at print resolution, with the RERA details added. That is often the cheapest launch artwork for outdoor advertising, newspaper ads and property portals. Ask for the stills at the start so the artwork is planned with the film.

  • One producer on our side manages the walkthrough, for any city. Our servicing team is based in cities across India and meets you at least every three months. Our in-house team of 65+ people does the work, with partners where a job needs them.
