/ 01 Real estate website design

A project website has one job:getting the family to the site.

Families rarely decide on a property alone, so a project website has to answer every family member's questions on a phone. For developers and agents, PromotEdge builds developer websites and project microsites with floor plans, a location map and an easy way to book a site visit.

Each project page carries its RERA details. RERA is India's real estate law, and it requires registration. Every enquiry goes straight to your sales team and CRM (customer relationship management software). So more site visits come from leads you don't share.

The RERA Act, 2016 counts anything issued "through any medium" as an advertisement, so a website counts. Section 11(2) says it must "mention prominently" the authority's website address and the registration number. So a new project's pages wait on a private staging site and go live the day the number arrives. This is general guidance, not legal advice.

The basics

11 items

For real estate developers

6 items
  • RERA number and authority website on every pageRERA Act, 2016, section 11(2). We also show both on the first screen.
  • Project details that match the authority's pageRERA Act, 2016, section 11(1) puts your project's details on its website.
  • A consent notice on every enquiry formDPDP Rules, 2025 (PIB, 17 Nov 2025): a clear notice and easy withdrawal.
  • Floor plans and a cost-sheet buttonGood practice: plans open to all, cost sheet sent on WhatsApp.
  • Enquiries routed to your CRMGood practice: each lead tagged by project and page.
  • Domain, hosting and logins in your nameGood practice: your company owns them, not the agency.

/ 04 What usually gets in the way

What gets in the wayand the way through.

“Our microsites still show old prices and dates.”

Move each project into your main site as its own section, so one team updates it.

“Buyers want the price and floor plans. Our site hides both.”

Show floor plans openly. Add a "Get the cost sheet on WhatsApp" button that asks only for a name and phone number.

“Our home page opens with a drone video that just spins.”

Load a light image first, with the RERA number and Call and WhatsApp buttons. The film plays only when tapped.

“Families abroad drop off our site-visit form.”

Offer a video-call tour, in the buyer's own time zone. A relative in India can visit for them.

“Portal leads get a call in minutes. Website enquiries sit in an inbox.”

Connect every form, call and WhatsApp click to your CRM, so the right sales person gets an alert.

“A buyer found our possession date differs from the RERA page.”

Keep one fact sheet per project, write every page from it and check it against the RERA page. AI tools can draft changed text for a person to check.

/ 05 How we work

From the site office's questionsto a site that books visits.

  1. 01

    1. Start at the site office

We list what buyers ask on every visit, such as carpet area, possession date and home-loan banks. Each answer gets a place on the site.

  2. 02

    2. Choose one site or separate microsites

Most developers do well with one site and a section for each live project. Campaigns get short landing pages inside it.

  3. 03

    3. Put the RERA facts in plain sight

Each project page shows the registration number and the authority's website address on the first screen, copied from the project's RERA page.

  4. 04

    4. Build for a phone, then book the visit

Floor plans zoom with two fingers, and the 3D walkthrough loads only on a tap. A WhatsApp message confirms each visit.

  5. 05

    5. Connect every enquiry, then keep pages true

Forms, calls and WhatsApp clicks reach your CRM, and call tracking shows which page made the phone ring. Conversion fixes follow where readers don't book.

Under RERA a project website is an advertisement. It shows the registration number, and careful buyers compare it with the authority's page.

Real estate websites in depth

The rule that matters

RERA is the 2016 law for property sales. It counts anything issued "through any medium" as an advertisement, so a website counts. Section 11(2) says it must show the authority's website address and the registration number. Section 11(1) makes the promoter keep a page on that website, with booked units updated every quarter.

Source: Real Estate (Regulation and Development) Act, 2016, sections 2(b), 11(1) and 11(2), text on the Haryana Real Estate Regulatory Authority site, read 10 Oct 2026 (https://haryanarera.gov.in/admincontrol/acts)

How buyers decide

Our view: someone shares the link in the family WhatsApp group. Each person checks the location, carpet area and possession date, then looks up the RERA number. They drop out when the page is slow, hides the price, or disagrees with the RERA page.

What you can do, and what is not ours

You can keep one fact sheet per project and name one person who approves changes. You can compare your own RERA page with your site. We cannot register a project or change what the authority publishes. Construction and possession dates stay yours.

How we would deliver, and why each step

We start at the site office, because its questions are the buyer's. We copy RERA facts from the authority's page, because a mismatch costs trust. We show the number on the first screen, because Section 11(2) asks for it. We test on an ordinary phone, because families open the link on whatever they have.

Bodies to know

CREDAI: calls itself the apex body of private real estate developers in India, set up in 1999.

NAREDCO: calls itself an autonomous self-regulatory body, set up in 1998 under the housing ministry.

MahaRERA: Maharashtra's regulator. Anyone can search its registered projects, so buyers can compare your page with its entry.

We'd rather show you results than a nice presentation.
What we believe at PromotEdge

Not sure whether to build one site or many? Let's think it through together. Plan the structure

/ 06 Cost

What affects the cost of a real estate website.

We don't publish a price list. We quote against a written scope. Domain, hosting and software are billed at actuals, in your company's name.

What affects the cost

  • Projects and phases. Each needs its own page and RERA details.
  • One site or microsites. More microsites mean more upkeep.
  • Unit types. Twenty take longer than four.
  • Booking and CRM links. Each adds set-up.

How we quote

  1. A free 30-minute strategist call on your projects
  2. We check your site beside each RERA page, then send a one-page plan
  3. A written quote follows within 2 working days. Nothing starts until you approve it

What you get in the quote

  • Developer pages, project sections and any microsites
  • Floor plans, map, cost-sheet request and RERA details
  • Booking, WhatsApp and CRM links, tested on phones

How it is billed

Way of workingWhen it fits
Fixed-scope buildUsually 4 to 6 weeks; timeline confirmed in the quote
Monthly retainerUpdates and fixes; minimum 3 months, 30 days' notice to stop
/ 07 What happens next

What happensafter you ask.

For projects we think we can help, this is how it goes.

  1. 01

    A strategist calls you

In one working day: a 30-minute call with one of our strategists about your business and what is not working.

  2. 02

    You get a 1-page plan

A short, honest plan: what to fix first and what we would do. It is free.

  3. 03

A quote, if you want one

If you want to go ahead, we send a quote within 2 working days.

A typical website takes 4 to 6 weeks. Contracts start at 3 months, with 30 days' notice to stop.

Developers and agents whose website isn't bringing visits

Tell us what's not working. We'll show you where your website loses buyers.

Or leave your number. A strategist calls you in one working day.

We use these details only to call you back. Privacy notice.

Straight answers.

  • Your story and delivered projects, then a section for each live project. Each shows its RERA details, floor plans, a location map and the possession date. Then three next steps, all feeding your CRM: get the cost sheet, book a visit, or call and WhatsApp.

  • We won't claim to be right for everyone. Ask every company, including us: Can we see a project page you built, opened on a phone? Who checks the RERA details before a page goes live? How do enquiries reach our CRM? Will the domain and hosting be in our company's name?

  • We don't publish a price list. The cost depends on how many projects and phases you show, one site or several microsites, and the unit types. Booking and CRM links add set-up. A written quote follows within 2 working days.

  • A website usually takes 4 to 6 weeks, depending on the projects and how ready your material is. Floor plans, cost sheets and legal sign-off often take longer than the build. We finish project pages on staging, so they go live the day the RERA number arrives. We confirm the timeline in the quote.

  • Yes. The Act's definition covers anything issued "through any medium", so a website or landing page counts. None can go live before registration. Each must show the registration number and the authority's website address prominently. This is general guidance, not legal advice.

  • Yes, smaller ones. A broker needs listings that are easy to update and a fast WhatsApp line. An interior design studio needs a portfolio by kind of project, with real photos and a consultation form. See our pages for real estate agents and brokers and interior designers.
